I learned the art of property photography with London's premiere specialists - Capital Group - back in the late 1980s, long before digital photography and Photoshop editing were possible. Yes, I know this makes me sound like an ancient old has-been but I prefer the term "time-served craftsman".
Film was an unforgiving media so everything had to be right first time, and my clients were equally unforgiving, so I learned very quickly to get my shots right and, most importantly, which ones sold a property!
I'm very grateful for that early training as it enabled me to return to the work I love following a varied career in the photographic and digital imaging industries.
That return was prompted by friends who knew my background asking for my help to present their properties for sale and rent. Those shoots were free favours for friends but despite the lack of payment I'd rediscovered my love of the work, and the results of it showed me what to do...

Now more than ever, when buyers are scanning hundreds of properties on the internet, first impressions are crucial to attracting, and keeping, their attention. The largest part they'll see of any property listing is the photographs and so it makes sense to use the best imagery possible to engage them.
Great photography doesn't just attract attention though - it increases value! A recent study by one of the major property insurers suggests that marketing your property using professionally produced photography and careful staging increases the perceived value of the property by over 20% in comparison to marketing the same property using basic images. Now, I appreciate that this is only “perceived value” but there’s no doubt that placing a perception of value in the mind of a potential buyer will lead to more interest in a property and translate directly into higher offers and higher sales prices.
To further support this, the leading property market portal in the UK suggests that potential buyers spend 60% of their time looking at the photographs of a property and that the photos are the most important factor (after the asking price) that attracts buyer attention.
In short, professional photography is probably the best investment you can make when marketing a property as it pays for itself by enabling a faster sale at a higher price.
For Estate Agents the benefits are doubled. Not only do they earn a higher commision sooner but their professional reputation is enhanced - they have a very happy vendor who will recommend their service and potential vendors are attracted to their agency by the standard of presentation.
Many property photographers see their role purely as increasing click-throughs and viewings, which is important but it's not the whole package.
Poor imagery certainly deters buyers and drastically reduces viewings, but creating a false impression with overly staged, enhanced and edited images can also be troublesome for both sellers and agents - wasting their valuable time on viewers who walk away saying "it looks nothing like the photos".
For me it's important that every image I produce is truly mine, and that's why I don't outsource my post-production to editors in Vietnam or India who would only return a generic product that's not tailored to the UK market, or my customer. I spend as much time editing my work as I do on-site, but as a result I maintain complete control and can deliver the results I, and my clients, need.
Like all photographers, I enjoy the artistic and creative aspect of photography but my walls aren't covered in framed pictures of houses - I prefer my landscapes! For me the artistry and satisfaction in my professional work are about enabling a fast, minimum-stress sale, which means presenting a property at it's best, of course, but also with honesty and realism.
Selling a property is all about teamwork, and a successful outcome is a dependant on the effort put in by both the vendor and agent's team, and I see myself as the oil in that machine, reducing the stress on both by attracting more genuinely interested buyers.
